The unit entitlement of a lot in a strata titles scheme determines the: • voting rights of an owner of a lot in certain circumstances (for example, where an owner demands that an ordinary resolution be determined on unit entitlement or the resolution is a special resolution) • lot owner’s share in the common property in the scheme as tenant in common with the other lot owners • contributions payable by the owner of a lot in a scheme under Sec 100 except where the scheme by-laws provide otherwise
The council of owners shall perform the functions of a strata company under the strata titles act subject to the act and to any restriction imposed or direction given at a general meeting; every strata company has a range of duties and the council of owners has to ensure that those duties and powers are performed.

In a strata plan a lot is one or more cubic spaces forming part of the parcel to which a strata scheme relates - section 3 (1) of the Strata Titles Act 1985, it's a cubic space that has been designated as a lot on the strata plan. In a survey-strata plan it is the land that is shown as a lot consisting of one or more parts of the plan for that scheme - section 3 (1) of the Strata Titles Act 1985.
Common property means all the areas of the land and buildings in the scheme not included in any lot. Common property is jointly owned by all lot owners and is held as tenants in common in proportion to the unit entitlements of all lots in the scheme.

Upon registration of a strata/survey-strata plan, the owners from time to time shall constitute a strata company by the name of "The Owners of [the name of the scheme]" and the number of the strata/survey-strata plan allocated to it by the registrar of titles. A strata company created under section 14 of the Strata Titles Act 1985 as amended 2018 is a body corporate with perpetual succession.
