A Title Re-establishment Survey (also known as Boundary Survey, Relocation Survey or Check Survey) is the process of redefining and marking out on the ground the boundaries contained and located on the Title Plan attached to your Certificate of Title. From this survey, a plan of survey is produced showing the comparison between the title boundary positions and any existing fence or buildings along or near your property boundaries.
The plan of survey contains vital information in regard to defining the legally acceptable area and position in which any new fence, building or structure is permitted to be lawfully erected or constructed on or near your property boundaries. Therefore, it is highly recommended that a Title Re-establishment Survey should be undertaken prior to any design of major works (building on or near the boundary etc.) to avoid costly disputes and possible legal action from neighbouring property owners.
A Subdivision is the formal process of splitting a single parcel of land into two or more pieces to create individual, saleable Certificates of Title.
