Some landlords believe a property cannot be transferred to another management agency while a tenancy is in place. Yes it can. The transfer can be managed quickly and easily on your behalf. Once we have your approval to commence management and approved authorisation, we will arrange everything for you. There are no fees or charges for changing agents and all the transfer of documentation is handled for you.
We conduct re-leasing inspections on the property, processing as many applications as it takes to secure the right tenant/s for you. As a member of TICA, Tenancy Default Database, we carefully screen tenant applications checking rental history, employment, personal references and request three forms of identification from applicants. Application details will always be discussed with you, along with our recommendations, but ultimately the approval of an application is confirmed by you.
Yes, each month you will receive a detailed statement regarding rental payments received and invoices paid on your behalf. With your permission we can also pay your properties water and council rates and insurance premiums. These payments will additionally appear on your monthly statement.
We conduct regular routine inspections of all properties and invite you to attend with us. Following the inspection we will forward you a detailed report of the condition of the property and highlight any required maintenance items. Photos of the property will also be forwarded to you to clearly demonstrate not only the state of the property, but to also to allow you to view how your tenant is looking after your investment.
Many of our Landlords are tradespeople and prefer to undertake their own maintenance. However at Release Property Management we understand that not all of us are gifted at swing a hammer or fixing a leaky tap. We have a comprehensive database of qualified and licence tradespeople to fix any repair that may arise. From the garage door to the overgrown tree, to the flickering lightglobe or smoke alarm, we have a tradesman for everything and can organise all maintenance at no additional cost.
