Electric Hot Water Systems

Hints and Tips for getting the most out of your Hot Water Service:

We find that the average electric storage hot water cylinder lasts about 12 years. There are various warranties on hot water cylinders ranging from 5 to 7 years dependant on the unit you are purchasing. This warranty applies to the cylinder only. The manufacturer's warranty on the valves and electrical components (thermostat and element) is 12 months.

Pressure and Temperature Relief Valve (PTR):

The PTR valve is the valve located about three quarters the way up the hot water cylinder and has a little lever handle on it. The PTR valve is designed to relieve pressure on the inside of the cylinder, particularly during the heating cycle (e.g. after somebody has had a shower or you have run the dishwasher).

  • My hot water service is leaking, What should I do?

    The first thing you should do is turn the water supply off to the unit. There should be an isolating valve on the pipe closest to the bottom of the hot water unit. Turn this off and the leak should reduce as there is no longer pressurised water going into the tank. Then turn the power to the hot water unit off in the meter box, there should be a separate labelled circuit for this. Once this is done call The Plumbing Doctor can arrange a visit from one of our friendly plumbers.

  • The water coming out of my hot water unit is brown, What does that mean?

    When a hot water unit gets towards the end of its life, the inner cylinder rusts out. The rust will eventually stain your hot water turning it a brownish red. Unfortunately, once this happens there is nothing that can be done to repair the tank and the unit will require replacement in the near future.

  • I have no hot water, Why?

    There are a number of reasons why your hot water unit will stop producing hot water. The most common causes are the failed element or thermostat. These are both replaceable. Another possible but less common cause is the failure of the hot water circuit in your switchboard. If this problem does occur, you will require either your power provider or a licensed electrician to repair or reset the power.

  • I suspect I have a water leak, how can I check?

    The easiest way to check if you have a water leak is to monitor your water meter one night after everybody has gone to bed and you have stopped using water for the day. Write down the meter reading and then check it again in the morning. If the reading is different it is quite possible you have a concealed leak which could be costing you big money. The leak may require location using the complex listening equipment.

  • It is raining very heavy and my gutters are overflowing, What can I do till a plumber arrives?

    Gutters and downpipes should form part of your normal home maintenance schedule. Clean out gutters and downpipes regularly to ensure they have the capacity to handle heavy downpours. If the problem is in your actual stormwater drainage, (you have a broken, collapsed or unconnected stormwater pipe on the ground) there is little you can do for an immediate fix. You can, however, knock a hole in the bottom of a downpipe to allow water to discharge to the ground rather than into your roof space.

  • Why does it take so long for hot water to arrive in the shower?

    Several conditions contribute. Distance your shower is from the hot water heater, type and age and size of pipe to your shower from your hot water heater and climate. Cold weather climate tends to cool the static water in the pipes while waiting to be turned on. Old pipes have a build-up of rust/minerals inside slowing the normal flow.
