It is a degradation process that begins with poor building practice & is fuelled by inadequate or irregular building maintenance. This process provides an environment which leaves the reinforcing steel vulnerable to corrosion. The subsequent corrosion causes the steel to expand to several times its original diameter resulting in considerable destructive pressure that cracks & blows out large pieces of concrete causing the risk of injury from falling objects & resulting in structural issues.
Spalling concrete is not a huge issue in itself. If diagnosed & treated early by a reputable & appropriately licensed company with a long standing track record in successful concrete repair, then the repair & prevention process should not be expensive. However, if left too long or if hidden by repairers who don't fully understand the complex & varied underlying issues, then the repair process can become extremely expensive. Hence the term concrete cancer.
Advanced concrete spalling is generally detected visually, presenting as cracking, bulging or staining of the concrete surface. A small piece of concrete lying loose on the ground or missing pieces of concrete on the building are a sure sign of spalled concrete. The early signs of spalling concrete are usually able to be identified by an experienced concrete repairer. We offer obligation free visual non-destructive inspection, advice & assessment of your building or structure.
Prevention or adequate early intervention by a suitably qualified person can stop the process completely. However if left undiagnosed too long or if hidden by repairers who do not fully understand the complex & varied underlying issues, then the issue worsens & spreads exponentially. Hence there is a correlation between concrete cancer & cancers in living bone & tissue.
35 years of successful concrete treatment & repair has given us the experience & confidence to guarantee our work.
Providing the repair has been fully exposed to reveal sound alkaline concrete, fully prepared, properly treated & repaired then the repaired area should last the life of the building. We guarantee all our work.
We repair many minor or cosmetic areas, these are usually superficial & generally present little or no safety issues but still require specialist attention to halt the spalling process. Advanced spalling concrete can be very dangerous, left too long often large pieces of falling concrete present a serious safety risk. The spalling process also often effects the structural integrity of the building.
Painters & renderers are often quite good at faring or patching over damaged areas. This will look good for a few months & then break out again rendering the initial expense a waste of money. But this issue is minor when compared to the larger problems it creates. The problem has been hidden but like cancer, continues to grow beneath the surface eating up sound concrete & reinforcing steel at an ever accelerating rate. Choose your concrete repairers carefully.
You should ask to see a Queensland Building and Construction Commission (QBCC) 'Concrete Repair Licence'. You should look for evidence of a long standing track record of successful concrete spalling repair.
