We have a Passion for the unusual line of work that we do & a long History of achieving positive results. For over 20 years our technicians have worked around the clock, within a vast variety of buildings, penetrating deep inside the ventilation & air conditioning systems to investigate, clean, treat and remediate the system.

Clean-Air consults, provides lab tests, inspection reports

We begin with an inspection to assess the condition of the system. If there is not sufficient access we can install Access Panels in the ducts. There is a requirement under AS3666.2 to annually inspect water producing areas of the system. We then supply a photographic report on the condition of the system with our recommendations & quotation for rectification. This quotation will include a full scope of works & any requirements by the Client.

If our quotation is accepted we will complete an OH&S Risk Assessment including a Work Breakdown Structure (WBS) & a Safe Work Method Statements (SWMS). We will then carry out the work in accordance with our work program with minimal disruptance to the occupants. Upon completion of our work we will supply a completion report with before & after photos and a certificate of compliance (where applicable).

  • What is HVAC Hygiene

    HVAC is the abbreviation for Heating, Ventilation and Air Conditioning. HVAC Hygiene refers to the cleaning of HVAC systems that accumulate dust & debris as well as mould and other biological growths. This is not generally part of air conditioning maintenance as it occurs in the most inaccessible areas of a system.

  • What are the legal implications?

    The Queensland Work Health and Safety Act 2011 clearly defines the duties to ensure the health and safety of workers. This includes the management of risks, the provision and maintenance of safe plant and structures. It makes reference to the use of Codes of Practice which includes "Managing the work environment and facilities". This sets out that a person conducting a business or undertaking has the responsibility to provide a clean safe work environment.

  • How often should an Air Conditioning system be checked or cleaned?

    Air Handling Units, Coils and drain pans should be checked every month by your air conditioning service provider and cleaned when necessary. Duct work, supply air outlets, return air and relief air grilles should be inspected annually and cleaned when necessary. This is required as per AS/NZS 3666.2. This also requires a visual inspection of moisture producing equipment which would require an access panel be fitted in the supply air duct after the cooling coil.

  • How often should a Kitchen Exhaust system be checked or cleaned?

    Under AS 1851.6 Kitchen Exhaust Fans, Hoods, Filters and Grease Gutters should be checked monthly for excessive Grease accumulation. Most Insurance companies and landlord agreements require an Annual Certificate of Cleaning be supplied. IKECA (International Kitchen Exhaust Cleaning Association) has developed a new standard IKECA C10. This uses a measurement system of deposition to establish a need to clean. The method of measurement is a depth gauge comb which is scraped along the duct surface.

  • How often should the system be checked or cleaned?

    Air Handling Units, Coils and drain pans should be checked every month by your air conditioning service provider and cleaned when necessary. Duct work, supply air outlets, return air and relief air grilles should be inspected annually and cleaned when necessary. This is as per AS/NZS 3666.2. The minimum acceptable system hygiene standards are covered in Table 2.3 of the AIRAH Best Practice Guideline on HVAC Hygiene.

  • Will there be a mess?

    No, we have HEPA (High Efficiency Particulate Air) filtered vacuum machines that are certified 99.97% efficient at 0.3 microns and negative air extraction systems to remove loose particles during mechanical cleaning. Therefore all contaminants removed from the ducts are trapped and disposed of. Additional attention is paid in occupied areas with furniture and workstations covered in plastic sheets.

  • Can you work after hours?

    The majority of our work is done after standard office hours this is included in our quotations. We prefer after hours Monday to Friday but can work on week-ends if required at an additional cost.

  • Is your staff capable of doing the work?

    All of our staff are trained and are licensed to use the specialised equipment required. They all use the required Personal Protection Equipment, have I.D. and wear our company uniforms. Our staff will undertake any required company or site specific inductions.
