There are often defects/issues with a property that purchasers will not notice when looking to buy. Unnoticed, there can be dire consequences. A pre-purchase inspection can answer the following: Does the house have any structural defects, major or minor? Are there timber pests hiding within the roof space, under the floor or within the walls? Are there moisture problems in the bathroom, laundry or kitchen? Has the property been constructed to AS4349.1?
A Pre-Sale Inspection will identify the same issues/defects within the property as a Pre-Purchase Inspection will, however with the report being commissioned by the owner/vendor prior to sale, owners then have the opportunity to rectify any issues/defects identified, assisting their own sale. By taking a pro-active approach to their sale, owners are completely aware of the current condition of their property. They are encouraged to follow through with any recommendations from the report.
A Strata Record Search (Inspection) is recommended for any purchasers who are intending to buy a unit/villa within a Strata Title Complex. A Strata search allows for all documentation held by the Owners Corporation and the Strata Manager to be thoroughly examined and reported upon. The report will identify; levies payable, relevant history of the complex, insurances held, are all records held are in accordance with the relevant acts, and are there any special conditions for owners/tenants.
On the day of inspection, our inspectors attend the property & complete a thorough VISUAL inspection, which includes within the roof space*, all internal & external walls, ceilings, floors, & wet areas. All aspects of interior & exterior of the property are completely inspected, using thermal imaging camera, moisture meter & borescope. The report is compiled & emailed the following day. Internal roof inspection & subfloor inspection held only when allowable access (as per AS4349.1) is available.
Due to Industry changes, the licensing requirements for Building Consultants have been removed. However, for a building consultant to be insured, they must be accredited by an appropriate body. This ensures that only suitably qualified consultants can gain Professional Indemnity Insurance and offer their clients the reassurance that they are fully qualified & insured. All Compass Consultancy consultants hold appropriate qualifications, accreditation & insurance.
After we receive your request, we contact the selling agent or vendor (private sale) to arrange a mutually convenient time for access. The inspection is completed after an extensive inspection process, and the report formatted & emailed in a PDF format to you &/or your conveyancer. The entire process from request to report can be conducted within 48 hours.
Yes, they can. We will at your request email the report to any person you choose. Provide their email address to us a the time of the request, and they too will receive the PDF format report. We do not give a copy of the report to owners or agents. The person commissioning the report owns the report.
To provide a completely independent service and avoid any conflict of interest, we do not provide quotes or estimates for repairs. We recommend purchasers engage the services of suitably qualified & insured tradespeople when required. This will satisfy clients that the report is based solely on the condition of the premises, and not an avenue for Compass Consultancy & Construction to capitalise on.
All clients are called after their inspection to discuss the findings. The formatted report is then forwarded by email. All clients are encouraged to call our inspectors to discuss the content of the report or any area of concern. Our service doesn't stop the day after; we can be contacted any time in the future, whether it is one month or two years afterward, as all reports are archived for a period of 5 years on our central server.
With permission from the Real Estate Agent, Vendor or Tenants; clients may attend the property during the inspection process if they wish. Due to OH&S regulations, only the inspector may access the roof void, and sub-floor areas or any other area the inspector deems to be of an OH&S risk.
